Buying an apartment in Europaviertel Frankfurt, new-build stock in the city's youngest quarter

Buying an apartment in Europaviertel Frankfurt means buying new-build, mostly residential towers completed from 2015 onwards, typically 90 to 140 m². Grand Tower at Europa-Allee 2 is Germany's tallest pure-residential ownership tower at 180 metres across 47 floors, completed in 2020 and fully occupied since first release. Closing costs run 9 to 12 per cent without an agent and 12 to 15 per cent with one, including 6 per cent Grunderwerbsteuer in Hessen.

Buying an apartment in the Europaviertel means buying into Frankfurt's youngest quarter. The masterplan by Albert Speer and Partner lays the district out between the city centre and the Messe, with green axes, private courtyards, and deliberately measured density. It is built on former railway freight land, which is why almost everything here is new.

The stock is young as a result. Residential towers completed from 2015 onwards dominate the offering, with floor plans typically between 90 and 140 m². Grand Tower at Europa-Allee 2 is Germany's tallest pure-residential ownership tower, 180 metres across 47 floors, completed in 2020.

This guide sets out what actually matters when buying here: floor plan and orientation, specification, closing costs, and what the closing costs come to. How the district feels day to day is covered in the Europaviertel guide.

Apartments in the Europaviertel: the filters that actually matter

The offering in the quarter is narrower than the portals suggest. There are few buildings, many units within each, and a substantial share that trades privately and never appears in a public listing.

For a search that means the filter which genuinely separates units is not price per square metre. It is floor and orientation. Two units in the same building, same layout, same area, can differ sharply in lived quality when one faces north into a neighbouring block and the other faces south into open sky.

At Grand Tower the 41st is the highest standard floor, directly below penthouse level. The south-facing rooms of the residence there look out over the neighbouring Spin tower, which is why the view from this floor stays unobstructed. Why that threshold matters is covered in the Europaviertel notes.

Filter options worth applying

Floor, orientation, room count, balcony or loggia, underground parking space, charging point, concierge, access to shared amenity floors.

Specification at a glance

Oak plank flooring, natural stone kitchen, floor-to-ceiling glazing, ceiling height above the Frankfurt standard.

General features and services

New-build condition, lift access to the residential floor, underground parking with a charging point, 24-hour concierge, roof garden and residents' terrace.

What actually trades in the quarter

Two to four room new-build units, plus a small number of penthouse units in the tower crowns.

Three rooms with a panorama: the residence on the 41st floor

The residence measures 97 m², two bedrooms, two bathrooms, floor-to-ceiling glass on two sides, and a wrap-around south-facing balcony integrated into the honeycomb façade.

One interior wall is prepared for removal. Take it out and the second bedroom joins the living area as a single volume. The same unit therefore reads either as a three-room apartment or as a generous two-room apartment with a working area, without redrawing the plan.

Unit detail sits on the Grand Tower 41st floor page.

City living: two rooms with a balcony and underground parking

The compact layout is the most common unit in the quarter. Three things decide its quality: usable outdoor space rather than a token loggia, a parking space of one's own rather than a place on a waiting list, and whether the lift reaches the residential floor directly.

At Grand Tower the residence comes with a dedicated underground parking space, an electric vehicle charging point, and direct lift access to the 41st floor.

Family suitable and step-free: four rooms with parking

For families the checklist shifts. A second bathroom, a plan that allows people to retreat from one another, and secured shared space within the building all matter more than raw floor area.

The Europaviertel supplies the surrounding infrastructure. International schooling is within reach through the Frankfurt International School, the Metropolitan School, and the European School of Frankfurt. The Grand Garden, a 1,000 m² landscaped roof garden on the 7th floor, is available to Grand Tower residents.

A modern two-room apartment: design and urbanity

The appeal of the compact unit here rests less on the plan than on the address. Skyline Plaza, with its shopping and rooftop bar, is five minutes on foot without leaving the podium. The David Lloyd Club, a leading racquet and health club in Europe, is immediately adjacent and offers members-only access.

A let apartment: investment with owner occupation from 2027

A tenanted unit works as an investment here, but it requires knowing the legal position. German tenant protection is strong: leases run indefinitely unless a fixed term is agreed, and rent increases are capped at 20 per cent over three years.

Prime net rental yields in Frankfurt run between 2.8 and 3.4 per cent in 2026, varying by district. Anyone planning to occupy the unit later should prepare that date contractually rather than assume it. The wider investment frame sits in the Frankfurt property investment guide for 2026.

New-build highlight: Grand Tower and the architecture of the quarter

Grand Tower is the Europaviertel's signature building and the clearest case for how far architecture carries resale value.

Its balconies are precast hexagonal concrete modules, hoisted one storey at a time. Those modules produce the honeycomb façade designed by Magnus Kaminiarz. The geometry cannot be repeated in the existing stock, which creates a scarcity that cannot simply be rebuilt elsewhere.

The building was completed in 2020 and has been fully occupied since first release. The 41st floor is offered to a small pool of qualified buyers, with enquiries reaching the owner directly. How a sale like that runs is set out on the off-market sale in Frankfurt page.

In closing: urbanity with a forward view

Buying an apartment in the Europaviertel means buying into a district that is not finished. That is both the opportunity and the caveat: the infrastructure keeps arriving, and so do the building sites.

For the arithmetic: 6 per cent Grunderwerbsteuer in Hessen, about 2 per cent for notary and land registry, and 9 to 12 per cent in total closing costs without an agent, 12 to 15 per cent with one. Hausgeld runs roughly 4 to 6 euro per m² per month, Grundsteuer 900 to 1,500 euro a year. From accepted offer to handover takes two to four months in Germany.

How the quarter sits within the wider Frankfurt market is covered in the piece on buying luxury property in Frankfurt. The 41st floor of Grand Tower is offered to a small pool of qualified buyers and is reachable through the form on the home page.

Frequently asked questions

What kinds of apartments are sold in the Europaviertel?
Mostly new-build units in residential towers completed from 2015 onwards, typically 90 to 140 m², with two to four rooms. Floor-to-ceiling glazing, a balcony or loggia, an underground parking space, and concierge service in the larger buildings are all common. The residence on the 41st floor of Grand Tower is 97 m² with two bedrooms and two bathrooms.
How is the Europaviertel property market developing?
The quarter is not finished being built, so supply and demand are both still moving. Grand Tower has been fully occupied since first release in 2020. One fixed point is the U5 station at Güterplatz, part of a 515 million euro programme completing in 2027. Prime net rental yields in Frankfurt run 2.8 to 3.4 per cent in 2026.
What do new-build apartments in the Europaviertel offer?
Current build quality, lift access to the residential floor, underground parking with a charging point, and floor plans without deferred maintenance. At Grand Tower that extends to the precast hexagonal balcony modules of the honeycomb façade, 24-hour concierge, the Grand Garden on the 7th floor, and the Sunset Deck on the 43rd.
Are there commission-free apartments in the Europaviertel?
They exist, mostly where a developer sells remaining stock directly or an owner sells without engaging an agent. Where an agent is involved, buyer-side commission in Frankfurt is typically 3.57 per cent including VAT. Establish which applies before viewing, because on a one million euro purchase the difference is material.
