Renting in Grand Tower Frankfurt: what the apartments let for

In October 2026 furnished apartments in Grand Tower Frankfurt are offered at 3,500 to 3,700 euro a month for 82 to 90 m², about 40 to 44 euro per square metre, with minimum stays of 60 to 90 days. Unfurnished apartments were let at about 21 to 27 euro per m² before service charges. Airbnb and other holiday lets are not allowed, by house rules and by city bylaw.

People search for Grand Tower Frankfurt rent more often than I expected. The building was sold as 401 condominiums, and owners let apartments in it both furnished and unfurnished. Anyone weighing a purchase here sooner or later asks what the apartments actually let for, and whether a short-stay platform is an option.

I own and live on the 41st floor and I am selling, not letting. What follows is what the public record shows in October 2026, newest first: the furnished offers on the market today, the last published unfurnished rents, the rules on Airbnb, and the city's own rent index as a yardstick. Every figure comes from a listing or an official source I could read myself.

What Grand Tower rents for in October 2026

These are the furnished apartments in the building offered for rent in October 2026, for move-ins between December 2026 and September 2027:

ApartmentAreaTermsMonthly rentPer m²
1 bedroom52 m²utilities included, 3-month minimum3,600 euroapprox. 69.2 euro
2 bedrooms, 20th floor82 m²utilities included, 3-month minimum3,500 euroapprox. 42.7 euro

2 bedrooms, 18th floor90 m²90-day minimum, 6,000 euro deposit3,600 euroapprox. 40.0 euro

The pattern is tight. A furnished two-bedroom of 82 to 90 square metres lets at 3,500 to 3,700 euro a month, about 40 to 44 euro per square metre, almost regardless of floor. Parking in the building comes on top at 150 to 230 euro a month.

The unfurnished benchmark

No unfurnished apartment in the building was advertised in October 2026 in a form I could verify. The most recent published unfurnished rents come from lettings a Frankfurt agency advertised in the first two years after completion:

ApartmentAreaLetCold rentPer m²
2 rooms58.2 m²20221,290 euroapprox. 22.2 euro
2 rooms66.9 m²20211,390 euroapprox. 20.8 euro

3 rooms89.1 m²20201,950 euroapprox. 21.9 euro

Service charges were quoted on top and added about 400 to 590 euro a month. These listings do not state the floor. On the purchase side, the effect of height on price is well documented, in what one floor higher costs.

Furnished or unfurnished

The two tables describe two different businesses in the same building.

Furnished earns about 40 to 44 euro per square metre, roughly twice the unfurnished level. In return the owner carries the furniture, utilities, internet, cleaning between stays and, above all, the months in which the apartment stands empty between two tenants. The tenants are people arriving for a posting or a project, on stays of two months upward.

Unfurnished earns 21 to 27 euro per square metre cold, with service charges paid by the tenant and a lease that runs indefinitely under German tenancy law. Less income, far less work, and rent increases capped by law.

Which nets more is a question of occupancy. A furnished apartment that stands empty three months a year has already given back a large part of its premium. Anyone comparing a Grand Tower rent with another building should in any case compare like with like: a furnished monthly figure set against an unfurnished cold rent says nothing.

Airbnb is not an option

Holiday lets are ruled out in Grand Tower twice over. The building's house rules do not allow them; I tried it myself once, and it did not work. And Frankfurt's holiday-flat bylaw, the Ferienwohnungssatzung in force since 28 March 2023, requires a permit before any apartment in the city is let repeatedly by the day or the week, business stays included. Letting without one carries fines of up to 25,000 euro. The easier route, a permit without a compensation payment, covers only one room of your own main home, or the whole home for up to eight weeks a year while you are away.

That is why every furnished offer in the building runs by the month, with 60 to 90 days minimum, and none by the night. For a buyer it settles a question before it is asked: an apartment here earns a monthly rent or none, and any yield calculation built on nightly rates does not apply.

Against the Frankfurt rent index

The Frankfurt Mietspiegel 2026, in force since 25 June 2026, puts the average comparative rent across the city at 12.28 euro per square metre, 6.8 per cent above the 2024 edition.

Grand Tower's unfurnished lettings ran at roughly double that, set before the latest increase, and its furnished offers at more than three times. That gap is the building's premium in rental terms: height, concierge, the Grand Garden on the 7th floor and the Sunset Deck on the 43rd, in a building completed in 2020.

What the rent means for a buyer

For anyone buying to let, the arithmetic is sober. Take the 97.24 m² apartment on the 41st floor at its asking price of 1,310,000 euro:

None of these is a yield anyone buys for. Apartments at this height are bought to live in, and to hold for the ten years after which a private sale is tax-free. What the rent does show is depth of demand: the building lets, furnished and unfurnished, which matters when the time comes to sell. How the asking price was derived sits in valuing an apartment, and the building's price band in Grand Tower prices.

Renting first, then buying

The most informed buyer for any apartment in this building is someone who already rents in it. They know the lift rhythm at eight in the morning, the light on the west side in August, and what the concierge actually does.

If that describes you, the comparison is simple. At 3,600 euro a month furnished, a year of renting costs 43,200 euro and buys nothing. The wider case for owning in Frankfurt sits in buying property in Frankfurt, and every investment piece in the Frankfurt investment hub.

Frequently asked questions

What does it cost to rent an apartment in Grand Tower Frankfurt?
In October 2026 furnished apartments of 82 to 90 square metres are offered at 3,500 to 3,700 euro a month, about 40 to 44 euro per square metre, and a 52 square metre one-bedroom at 3,600 euro with utilities included. Can I rent a Grand Tower apartment on Airbnb?
No. The building's house rules do not allow holiday lets, and Frankfurt's Ferienwohnungssatzung requires a city permit for any repeated letting by the day or the week, with fines of up to 25,000 euro. Furnished apartments in Grand Tower are let by the month, with minimum stays of 60 to 90 days.
Is Airbnb allowed in Frankfurt?
Only with a permit. Since 28 March 2023 Frankfurt's Ferienwohnungssatzung requires one before an apartment is let repeatedly by the day or the week, business stays included. A permit without a compensation payment is available only for one room of your own main home, or for the whole home for up to eight weeks a year while you are away. Letting without a permit carries fines of up to 25,000 euro.
What is the minimum stay for a furnished apartment in Grand Tower?
Between 60 and 90 days on the offers published in October 2026. Most furnished apartments in the building require three months, one requires 60 days. Deposits run at about two months' rent, and an underground parking space costs 150 to 230 euro a month on top.
Is it better to let a Grand Tower apartment furnished or unfurnished?
Furnished earns more per square metre, about 40 to 44 euro against 21 to 27 euro unfurnished, but the landlord carries furniture, utilities, internet and the gaps between tenants. Unfurnished brings a long-term tenant under German tenancy law, a cold rent and service charges paid by the tenant. Which nets more depends on how many months a year the furnished apartment stands empty.
How does Grand Tower rent compare with the Frankfurt rent index?
Unfurnished it sits at roughly double, furnished at more than three times. The Frankfurt Mietspiegel 2026, in force since 25 June 2026, puts the average comparative rent at 12.28 euro per square metre, 6.8 per cent above the 2024 edition. Unfurnished lettings at Grand Tower ran at about 21 to 27 euro per square metre from 2020 to 2022.
What rental yield does a Grand Tower apartment achieve?
A low one. On a 97 m² apartment priced at 1,310,000 euro, a furnished rent of 3,600 euro a month gives about 3.3 per cent gross before utilities and furnishing, and the more cautious 3,200 euro gives 2.9 per cent gross and about 2.4 per cent net. Unfurnished at 25 euro per square metre gives about 2.2 per cent gross.
Are service charges included in the rent at Grand Tower?
Not in unfurnished lettings. The cold rent is quoted before service charges, which on the published lettings added about 400 to 590 euro a month for 58 to 89 square metres. Furnished apartments are usually quoted as one monthly figure, sometimes with utilities included, with parking charged separately.
