Grand Tower Frankfurt prices: what an apartment actually costs
Asking prices in Grand Tower run roughly €10,000 to €14,000 per square metre for standard residences on higher floors, with penthouse units above that. Floor and orientation explain almost the entire spread. Closing costs add about 8 to 9 per cent without an agent, of which 6 per cent is Grunderwerbsteuer in Hessen. The most common question about this building is also the one with the least useful answers online. Portals quote a square-metre price for "the Europaviertel" and mean four buildings with four different pricing logics.
I have lived on the 41st floor of Grand Tower since 2023. What follows are the numbers I would give someone I know who was buying here, including the line items a brochure leaves out.
The price band in the building
Asking prices in Grand Tower run roughly €10,000 to €14,000 per square metre for standard residences on higher floors. Penthouse units at the crown sit above that.
That is a spread of about forty per cent inside a single building, completed in one year, with one generation of specification. It is the first thing most buyers overlook.
Why the band is so wide
Almost the entire difference comes from two variables, and specification is not one of them.
- Floor. Price does not rise smoothly with height. It rises in steps, at the floors where a sightline opens up.
- Orientation. South and south-west carry a premium that holds at resale.
- Corner or standard plan. Corner units with a wrapping balcony are considerably rarer than standard plans.
- Condition and furnishing. Moves the price, but explains only a small part of the band.
At Grand Tower the 41st is the highest standard floor below penthouse level. Its south-facing rooms look out over the neighbouring Spin tower, which is why the view from this floor stays unobstructed. Without an agent that lands near 8 per cent, with one at up to 11.5 per cent. On a seven-figure purchase the difference is a six-figure sum, which is why the question of who carries the commission belongs before the viewing rather than after it.

The running costs
The line item buyers most often underestimate is the Hausgeld. In a building with a concierge, two amenity floors and an underground garage, it is structurally higher than the Frankfurt average, because the services are real.
- Hausgeld: about €4 to €6 per square metre per month, so roughly €4,500 to €6,800 a year on 97 m². Covers heating, water, insurance, maintenance and the concierge.
- Grundsteuer: €900 to €1,500 a year, quarterly.
- Not included: electricity, internet and contents insurance.
A high Hausgeld is not automatically a bad sign. What matters is the split. A Hausgeld with a healthy reserve contribution is a different animal from the same figure flowing entirely into running operations. The Wirtschaftsplan and the last three years of owners' meeting minutes are where you find out which one you are looking at.
What the square-metre price does not tell you
Price per square metre is where every buyer starts and the least informative number for comparing two units. It says nothing about the sightline, nothing about the maintenance reserve, and nothing about how the owners' association is run.
Anyone comparing two offers in the same building should lay floor and orientation side by side first, and look at price second.
