Grand Tower Frankfurt, Europa-Allee 2, a building profile
Europa-Allee 2, 60327 Frankfurt am Main, is the address of Grand Tower in the Europaviertel. The tower is 180 metres tall across 47 floors and was completed in 2020, making it Germany's tallest pure-residential ownership tower. Its defining feature is the honeycomb façade of precast hexagonal concrete modules by Magnus Kaminiarz. The building runs a 24-hour concierge, the Grand Garden on the 7th floor, and the Sunset Deck on the 43rd.

Overview: Grand Tower at Europa-Allee 2
- Address: Europa-Allee 2, 60327 Frankfurt am Main.
- Coordinates: 50°06′30″N, 8°39′16″E.
- Height: 180 metres, 47 floors.
- Completed: 2020, sold out on first release.
- Use: pure residential ownership, run as an owners' association.
- Architecture: honeycomb façade by Magnus Kaminiarz.
Building profile and architecture
The façade is the building's real argument. Every balcony is a precast hexagonal concrete module, hoisted and stacked one storey at a time. The modules are load-bearing rather than hung, which is why the balconies come out wider and more usable than a conventional glass-balustrade solution allows.
The honeycomb geometry that results is what makes the tower legible from a distance. It cannot be repeated anywhere in the existing stock, because it lives in the structure rather than in the cladding. That is why architectural scarcity here carries through to resale. The construction detail sits in the piece on the Kaminiarz honeycomb façade.
Specification
Floor-to-ceiling glazing is standard on the upper floors, and runs on two sides in corner units. Floors are oak plank, kitchens are finished in natural stone, and ceiling heights sit above the Frankfurt standard. In some units an interior wall is prepared for removal, letting the second bedroom join the living area as a single volume.
Building services
- Underfloor heating, supplied by district heating.
- Underground parking space with an electric vehicle charging point.
- Direct lift access from the garage to the residential floor.
Living at this address
What separates the building from the Frankfurt new-build average is not the materials list. It is the combination of height, genuinely usable outdoor space, and amenity floors on two separate levels.
Amenities and services
- Concierge around the clock.
- Six-metre double-height stone lobby.
- Grand Garden, a 1,000 m² roof garden on the 7th floor.
- Sunset Deck, residents' terrace on the 43rd floor, west-facing.
- Underground parking with charging infrastructure and lift access.
Arrival and concierge
The lobby is six metres high and double height, finished in stone. That is the representative part. The practical part is the concierge desk, staffed around the clock.
Day to day it reads less as hotel atmosphere than as friction that disappears: parcels are taken in, contractors let up, guests received, without anyone needing to be home. For residents who travel, it is the most-used service in the building.
The shared garden and open space
The Grand Garden is a 1,000 m² landscaped garden on the 7th floor, for residents only. It sits high enough to be decoupled from traffic and low enough to stay sheltered from wind.
This is the space that makes a residential tower work for a household with children. Without it a high-rise is a stack of apartments. With it, the building gets a ground where people actually meet.
Sunset Deck on the 43rd floor
The Sunset Deck is the private residents' terrace two floors above the 41st, west-facing, reserved for residents and their guests.
Location and connections
The Europaviertel was planned by Albert Speer and Partner as a coherent district between the city centre and the Messe, with green axes and private courtyards. Grand Tower sits on its main axis.
The practical advantage of this address is how much reach is packed into a short distance. Shopping, sport, local transport and long-distance rail all sit within walking range, and the airport is still close.
Distances at a glance
- Skyline Plaza, shopping and a rooftop bar: five minutes on foot without leaving the podium.
- David Lloyd Club, racquet and health club: immediately adjacent.
- U5 Güterplatz: at the door, part of a 515 million euro programme completing in 2027, connecting directly to the historic centre and the main station.
- Frankfurt Airport: eleven minutes, over 300 destinations, more than 60 daily long-haul flights.
- The ECB, the Bundesbank and the Messe: all within twenty minutes.
What the U5 completion changes in practice is covered in Europaviertel in 2027. The district day to day sits in the Europaviertel guide.
Energy performance
Our unit on the 41st floor holds a demand-based energy certificate. Final energy demand is 67.9 kWh per square metre per year, and the efficiency class is B. Heating is underfloor, supplied from district heating.
These figures apply to the unit rather than to the building as a whole. Anyone buying in the tower should see the certificate for the specific apartment, because orientation and position within the façade shift demand measurably.
In closing: the address and what it means
Europa-Allee 2 is a short address for a building with no real equivalent in the Frankfurt stock: the greatest height in pure residential ownership, a façade that cannot be copied, and amenity floors on two levels.
First release is long finished, everything now trades between owners, and the good floors move seldom. Our residence on the 41st, 97.24 m² with a wrap-around south-facing balcony, is currently offered to a small pool of qualified buyers. The detail sits on the 41st floor page, the building overview in the Grand Tower guide and the Grand Tower hub. To look at the apartment properly, the enquiry form is on the homepage.

Frequently asked questions
- What does an apartment at Europa-Allee 2 in Frankfurt cost?
- Asking prices in Grand Tower run roughly €10,000 to €14,000 per square metre for standard residences on higher floors, with penthouse units above that. Floor and orientation explain almost the whole spread. A defensible figure for any single unit only emerges from its floor, orientation, condition and furnishing.
- Which is the luxury district in Frankfurt?
- There is no single one. Westend stands for pre-war classical stock, Nordend for quiet premium low-rise, Sachsenhausen for the river frontage, and the Europaviertel around Europa-Allee for new-build residential towers such as Grand Tower. The four behave differently at resale and should not be read as one market.
- What are the rents in Grand Tower?
- We do not publish an average rent for the single building, because the spread between floors and orientations is too wide for a mean to mean anything. As a frame: prime net rental yields in Frankfurt run between 2.8 and 3.4 per cent in 2026.
- What documents are needed to sell a German condominium?
- Floor plan, living-area calculation, energy certificate, Teilungserklärung, owners' meeting minutes, the current Wirtschaftsplan, a land registry extract, and where relevant evidence of refurbishment or special levies. With condominium property, the last three years of meeting minutes are the most revealing part of the stack.
- What are the energy figures for the 41st-floor residence?
- The unit holds a demand-based energy certificate. Final energy demand is 67.9 kWh per square metre per year and the efficiency class is B. Heating is underfloor, supplied from district heating.
- Is Europa-Allee 2 a residential or a commercial building?
- Grand Tower is purely residential, owned by an owners' association under the German Wohnungseigentumsgesetz. That is exactly what separates it from Frankfurt's taller towers, which run mixed use across office, hotel and residential.
